DESIGN PROCESS

1 DISCOVERY

First steps are the most important steps in any project. The discovery phase brings relevant information which is current, accurate and useful in feeding the design process. Evaluation of existing conditions, systems, functional and technical program development, brand image and project mandate definition form part of this essential stage in the project life cycle.


2 DESIGN - SCHEMATIC

Discovery deliverables enable the initial planning process to deliver functional concept development which includes space planning, visualizations, early budget and schedule development towards informed decisions from good information. The intent is to align the big idea with bottom line expectations.


3 DESIGN - DETAILED

The approved schematic concepts, budget an schedule are evolved and validated during this stage in the process. Alignment of the wider project team (engineers and vendors) to enable good client decisions for technical and budget items. This is an important step towards keeping budget and quality expectations in check prior to the preparation of contract documentation.


4 CONTRACT DOCUMENTS

Documentation is required for the municipal and tender processes in the form of construction drawings and specifications. Coordination with engineers and vendors of record is essential. Construction documents form the basis of the contract for bidders in the tender phase and enable control of budget and quality during implementation.


5 TENDER AND AWARD

The tender process enables a process for evaluation of bidders and award of the contract for the project delivery team.


6 CONSTRUCTION ADMINISTRATION

The project delivery team will rely on the design team and vendors of record during this phase of the project. The administration of the contract through progress draws, submittal review, site review and change management processes ensures compliance with contract documentation, municipal close out and occupancy procedures .


7 CLOSE OUT

The completion of the physical work requires due diligence review and documentation with municipal and contract requirements. Deficiencies and remedial actions are identified and monitored.
